Planning commission to mull several subdivisions

The Montezuma County Planning Commission will meet on Thursday, April 26, at 7 p.m. upstairs in the county courthouse.

The following items are on the agenda:

  • A public hearing concerning Paul and Shirley Burcher’s development plan for an 11-lot major subdivision on 79 acres on CR N west of Road 25. Two of the lots have existing homes.
    At a previous zoning hearing, neighbors were concerned about covenants matching those of nearby communities. Those covenants should be submitted at this meeting.

  • A public hearing on a zoning request for AR 3-9 on 74 acres by Jeff and Carol Wells. A sketch plan has been submitted for Phase II of Rustic Ridge, located at the intersections of Road 25 and Road 27 west of Highway 184.
    Landowners in the immediate area are zoned AR 35+ to the northwest, AR 10-34 to the southwest, AR-Existing Subdivision to the north and east and are un-zoned in the immediate surrounding land parcels.
    Driveways for access off of Road 27 were installed during Phase I. The internal subdivision road will be looped and built to county specifications.

  • William Nickolison will be submitting a sketch plan for a Cluster Incentive Planned Unit Development for three homesites on 37 acres up the West Fork at Road 38.
    The parcel was zoned AR 35+ during the initial sign-up phase. Development would consist of two 3-acre tracts on the south end of the property and approximately 30 acres on the northern part of the third home-site.
    Engineer-designed septic systems would be required because of its proximity to the Dolores River.
    Potable water would be provided by cisterns. An internal subdivision road to county specs would access the property at the south end of the parcel.

  • Marcia Walker will be submitting a high-impact permit application for the Double H Women’s Adventure Ranch. The guest resort would encompass 16-20 acres on a 141-acre parcel located north of Mancos on CR 42. The remaining acreage will be kept in its natural state.
    It is anticipated that the guest occupancy on average will be 80 guests. The threshold standards exceeded are for traffic. It is estimated that there will be 20-25 vehicle round trips per business day.
    This entails 10-15 full-time employees traveling to and from the ranch, a maximum of five deliveries per day and five guest shuttle trips per day.

  • A high-impact permit application for the National Church Camp will be submitted by Kip Payton, secretary/treasurer on 30 acres owned by Michael and Annlea Mola. The camp is located northeast of Summit Reservoir.
    Traffic is a threshold standard that will be exceeded. It is estimated that during the annual retreat, lasting a total of seven days, there will be 600-1,200 members attending. The rest of the year the campground will be used for family reunions, weddings, picnics, etc.
